Interior design

Both architecture and design of the Beregovoy are about the river and its connection to it. For example, facades reflect the waves, and the ceiling in the lobby flickers like a river on a sunny day.

WHY SUCH LOBBIES ARE IN THE FIRST PHASE

The Beregovoy is created to gather like-minded people around it. People with common views on what beauty is and with a similar lifestyle. That’s why, it’s full of public spaces where it is easy to meet and make new acquaintances. There is a bar in the sales office (as well as lectures on art and fashion and cocktail parties) and in first phase houses there is a big lobby to meet and communicate with neighbors. It’s multifunctional: here residents can meet in a café for breakfast, in a coworking space, or on couches in front of a fireplace.

HOW WE CALCULATE THE INCREASE IN PRICES OF SECOND PHASE APARTMENTS

To forecast investment appeal of the second phase of the Beregovoy, we turned to statistics on other Glavstroy’s projects. The closest match, of course, was the first phase riverside houses. At the start, one square meter in it cost 168 219 rubles, in November 2020 - 386 084 rubles. Price increased by 130% in three years. Another example - the Balance advanced residential area. Price for square meter there has increased from 153 357 rubles at the start in autumn 2018 to 255 859 rubles in two years. It means plus 67% if translated into a percentage.

WHY SUCH ARCHITECTURE

Beregovoy’s architect Ivan Grekov isn’t a fan of trends. “We made the Beregovoy to be very long-lasting in terms of architecture and a visual language, - the architect explains . What is durability? It’s simplicity. One can build a super-modern object, but it will soon become outdated. However, using everlasting materials - bricks, aluminum, glass - timeless buildings can be built”.

HOW COLUMNS WERE MOVED

When we designed the second phase, the main thing was to save the huge windows. At the final stage of designing, we were brought drawings in which there were columns right in front of the windows in the apartments. The entire construction had to be remodeled. We spent two months removing the columns and re-designing the layout of the building, and as a result, we kept the panoramic views.

WHY SUCH ADVERTISING

We believe that the most interesting thing is people's relationships, and when we thought about how to tell about the residential area, we decided that no one is interested in square meters and the number of kindergartens; everyone likes stories about relationships. So, we shot five video novels about the characters who live in the area. Here is how their typical activities are described by the producer of the video: «A receptionist befriends a turtle; a couple takes photos anywhere; a mother draws and walks on the table; kids on skateboards become impudent.»

Team

Ivan Grekov and the staff of his bureau Kamen worked on the architecture of the Beregovoy, they have vast international experience, in particular, the bureau worked with American celebrity Steven Holl.

The embankment was designed by Arteza landscape bureau, they turned the embankment of Luzhniki into a sports and jogging location and built a park around Mayakovskiy’s monument on Triumfalnaya square.
